BREIT Funnels $7B in Asset Sale Proceeds Into Data Centers
  • BREIT recorded a second straight quarter of positive net flows, its strongest since 2022, with year-to-date subscriptions up about 40% from a year earlier.
  • The fund has sold about $7 billion of non-core assets in 2026, including its remaining self-storage and manufactured housing, and put $9.1 billion into QTS pre-leased data center projects.
  • QTS now makes up 29.0% of BREIT’s real estate asset value, more than its industrial and multifamily allocations, which concentrates the fund’s bet on AI-driven demand.
Key Takeaways

Blackstone Real Estate Income Trust logged a second consecutive quarter of net inflows and is redeploying asset sale proceeds into data centers, AltsWire reports.

BREIT said in its Nov. 4 update that Q3 net flows were the best since 2022, and subscriptions are running about 40% ahead of last year.

Flows Turn Positive

The second quarter was BREIT’s first positive net-flow quarter in nearly four years. The fund did not give a dollar figure for Q3, though Blackstone said on its Oct. 22 call that the fund raised $1.3 billion in the quarter, including its DST program.

Class I shares gained 2% in the quarter, 7.3% so far this year and 10.7% across the past 12 months. BREIT paid out at a 4.5% annualized rate for the class and 21 straight months of positive performance.

Selling Storage, Buying Data Centers

BREIT has offloaded about $7 billion of noncore holdings in 2026, including its last 79 self-storage properties, which brought $852.3 million in net proceeds, and its remaining manufactured housing. The money has gone into data centers and industrial.

In Q3 alone, $3.4 billion went to QTS projects that are already leased, lifting the 2026 total to $9.1 billion.

A Heavier QTS Bet

By Sept. 30, QTS represented 29.0% of BREIT’s real estate value, compared with 22.5% at the end of March. That tops industrial at 20% and multifamily at 17%.

BREIT holds 34.8% of QTS. QTS roughly doubled its leasing from a year ago, and BREIT says the $30 billion build pipeline is almost entirely pre-let to investment-grade tech companies under leases running 15 years or more.

BREIT warned the investments carry exposure to shifting technology, a concentrated tenant base, power constraints and construction risk.

Other Capital Sources

BREIT says Class I has compounded at 9.3% a year since January 2017, ahead of the MSCI U.S. REIT Index at 6.0%.

Blackstone also fully subscribed the first offering from BXREX, its 1031 DST exchange program, in September: $175.6 million for two Sunbelt multifamily properties. A second DST, focused on industrial at $187.3 million, is now in market.

Why It Matters

This is the retail-fund version of a trend we flagged in October, when Blackstone’s data center empire reached $200 billion in investments, including debt and projects under construction.

Elsewhere in the portfolio, industrial leasing has risen about 80% from last year, with new and renewal rents averaging 31% above prior levels. Multifamily leasing spreads turned to 1% from negative 2% a year earlier.

What’s Next

Liquidity is the other story. Over the 12 months through Sept. 30, the 10-year Treasury yield climbed from 4.2% to 5.3%, and Blackstone raised valuation cap rates in Q3. We also covered Blackstone exploring a secondary sale for investors in an $11 billion property fund.
