Pandemic Spurs Rapid Development
Austin’s skyline has transformed since 2020, driven by a surge in luxury towers and booming suburban growth. According to Homes.com, developers responded to unprecedented housing demand with large-scale projects, including the 352-unit Waterline, which will be the city’s tallest residential building when it opens in 2026.
Permit data reveals more than 206,000 residential units were authorized between 2020 and 2024. This wave was split between single-family homes, mostly outside city limits, and multifamily towers clustered in the city center.

Luxury Towers Dominate Downtown
The Rainey District and surrounding downtown areas have added thousands of upscale apartments and condos. Recent completions include The Modern Austin Residences, 44 East Avenue, Vesper Residences, and soon, Waterline. Developers focused on dense, high-rise construction to accommodate continued population growth in the urban core, even as an influx of new luxury units has started to ease rent pressures in several major metros.
Suburbs Fuel Single-Family Boom
Suburban master-planned communities like Sonterra and Santa Rita Ranch in Williamson County are among the nation’s best sellers. Easton Park and Whisper Valley, large developments in southeast Austin, will add nearly 20,000 residences combined when completed.
According to industry experts, demand for affordability and space has driven most new single-family construction outside Austin’s city limits. Buyers are willing to accept longer commutes in exchange for attainable pricing and new home options.
