The Three Communities
Austin Avenue in Georgetown has 312 units and opened in 2022. Aven Ridge in Leander is also 312 units and dates to 2021.
In the DFW area, Latitude Magnolia in Aubrey adds 336 units, also from 2021. Together they hold about 922,600 SF of rentable space.
Walker & Dunlop didn’t name the borrower in its announcement. GlobeSt reports that Greystar owns all three.
Suburban Growth Backs the Loan
Walker & Dunlop points to population gains in the outer markets. Georgetown has grown 58.5% since 2020 and Leander 53.8%.
Census figures it cites show 2025’s five fastest-growing cities include four in the DFW metro.
The Lender’s Pitch
Jordan Casella, a managing director on Walker & Dunlop’s institutional advisory team, said strong renter demand and slower construction are bringing supply and demand closer to balance in both metros.
He called the portfolio a collection of newer assets in expanding suburban submarkets. Walker & Dunlop’s institutional advisory group was the exclusive advisor on the deal.
Benefit Street is active in Austin. The Real Deal reported it also provided the $154.5 million loan on Pearlstone Partners’ 146-unit Viceroy Residences condo along Lady Bird Lake.
Why It Matters
Both metros absorbed heavy apartment deliveries after the pandemic boom. A lender stepping in on 2021 and 2022 vintage assets suggests confidence that the worst of that pressure is passing.
The supply side backs that up nationally. CRE Daily’s brief on apartment completions noted RealPage counted about 82,000 units finished in Q3, the smallest third quarter since 2019, with about 231,000 delivered through September, down 27% from 2025.
What’s Next
Watch for more refinancingss on suburban Texas assets from the same 2021 to 2022 delivery wave. Pricing and loan structure on those deals will show how lenders view the recovery.
