- Prophetic launched SiteAI Multifamily and DevMap Multifamily in nationwide beta on Oct. 14, extending its land acquisition platform from homebuilders to apartment developers and brokers.
- SiteAI models infill and podium projects up to six stories on parcels up to 10 acres, while DevMap tracks new multifamily projects across more than 99% of U.S. counties.
- Faster site screening could help developers pursue off-market land and test deals that pencil under higher rates, though the tools are in beta and garden-style support is still coming.
Portland, Ore.-based Prophetic rolled out AI yield studies for apartment sites on Oct. 14 with two new tools, SiteAI Multifamily and DevMap Multifamily.
Both are live in nationwide beta for developers and brokers. The company says they shrink a parcel review that takes hours, or weeks when outsourced, to a matter of minutes.

Why Multifamily Land Hunting Is Hard
Prophetic says apartment teams still stitch together scattered data and wait on inbound leads. Sites that match a developer’s target density seldom hit the market, and the ones that do often carry problems or lofty prices.
Homebuilders have used the platform for years. This release, built over several years, brings apartment developers and brokers that same capability.
How the Yield Studies Work
Users choose a parcel, tweak environmental and site limits, then test current zoning or a rezoning. They then enter desired apartment sizes, the unit mix and parking ratios, and the software returns several building massings with unit counts.
Every scenario can be displayed as a flat plan or a three-dimensional massing that reports loss ratio and parking totals under different parking assumptions. The current version is limited to infill and podium projects no taller than six stories, on lots as large as 10 acres. Garden-style communities on bigger tracts are slated to follow.
Prophetic claims a single-parcel review that used to take over two hours now takes minutes, and that unit-yield estimates no longer require thousands of dollars in consultant fees.
Mapping New Supply and Owners
DevMap surfaces rental projects in formation before construction starts and links each to the owner’s broader holdings. Prophetic says its proprietary data system monitors nearly all U.S. counties, over 99%.
Both products sit on ZoneAI, which has digested codes from over 23,000 municipalities. It pulls permitted and conditional uses, density caps, height limits, FAR and setbacks, and cites the page and section behind every value.
Why It Matters
With debt costs elevated, fewer sites pencil, so quick screening carries more weight. Prophetic pitches the tools as a way to uncover off-market deals and win back margin, and OnPace Partners principal Scott Cullen said the platform lets his team work whole markets proactively.
The release fits a wider push to apply AI across development, from housing AI funding to research on construction costs. The time-savings figures are Prophetic’s own and have not been independently verified.
What’s Next
Prophetic says it will keep adding features during the beta, with garden-style support the announced next step. Teams interested can request a demo on a parcel in their own market.
