New York City officials found no major safety concerns in a broad inspection of buildings tied to the team behind a troubled office-to-residential conversion, offering some reassurance for the growing adaptive reuse sector.

No widespread structural problems found: The NYC Department of Buildings inspected 180 sites connected to firms involved in the conversion of the former Pfizer headquarters in Midtown Manhattan, where two support columns failed in July. Officials said the sweep found no hazardous structural issues across the reviewed properties.

Pfizer project remains paused: The former Pfizer building was evacuated after inspectors discovered failed columns and sagging floors on July 7, halting construction. The city said there was no evidence that the structural failure was caused by the office-to-residential conversion itself.

Concerns grow around adaptive reuse: The incident raised broader questions about the safety of converting aging office towers into housing, a strategy gaining momentum as cities deal with high office vacancies and housing shortages.

Other projects show limited issues: The inspection covered 24 additional office-to-residential conversions tied to the same firms, including MetroLoft, Northeast Specialist Group, Barone Steel, and Domani. Officials issued three violations, including one temporary stop-work order, but found no structural hazards.

Violations found at non-conversion sites: Of the 156 non-conversion projects inspected, the city issued 62 violations and 18 stop-work orders for issues such as unauthorized work and construction that differed from approved plans. Conversion projects had a lower violation rate than the other properties reviewed.
