A new affordable housing development is moving forward near Fort Worth’s historic Stockyards, adding momentum to the area’s broader mixed-use transformation despite delays surrounding a larger redevelopment plan.

The Exchange breaks ground: Oldham Goodwin Group and Fort Worth Housing Solutions have started construction on The Exchange, a $71M, 296-unit affordable apartment community north of the Stockyards. The project will include studio to three-bedroom units, along with amenities such as a pool, clubhouse, and dog park.

A new residential anchor: The Exchange is part of the 14.6-acre Stockyards North development, which is planned to bring a Home2Suites by Hilton hotel, retail, and dining options. The project aims to create a more walkable and affordable district while expanding Fort Worth Housing Solutions’ presence in the area.

Stockyards expansion faces uncertainty: The project moves forward as the Stockyards’ planned $1B second-phase redevelopment remains delayed by a legal dispute involving Craig Cavileer and Majestic Realty’s Reon Roski. The expansion had included additional commercial space, hotels, apartments, and parking facilities.

Demand continues to grow: Despite the uncertainty, development activity around the Stockyards remains active. Population growth within five miles of The Exchange is expected to exceed 6%, supporting continued demand for housing, retail, and infrastructure improvements.

Infrastructure investments follow: The Franklin family, owners of M.L. Leddy's is planning a $14M parking garage to help address congestion and parking challenges as more visitors and residents come to the district.

Affordable housing gains momentum: The Exchange reflects a broader trend of adding housing options near major entertainment and employment hubs, where demand for accessible residential communities continues to rise.
