Savannah Oaks: College Station Approves 1,266-Acre Community
  • College Station’s City Council unanimously approved zoning on Oct. 22 for Savannah Oaks, a 1,266-acre master-planned community from Silverfin Land Development and the biggest the city has ever planned.
  • The plan calls for about 2,688 single-family homesites, two townhouse sites, 285-plus acres of parks and open space, nearly 20 miles of trails and a 162-acre mixed-use district on Highway 6.
  • Projected commercial value is $300 million to $350 million and new taxable value $1.6 billion to $2.05 billion at buildout, with infrastructure starting in Q1 2027 and first residents in 2028.
Key Takeaways

College Station just cleared the way for the biggest development it has ever planned. City officials and developer Silverfin announced the council’s unanimous Oct. 22 zoning vote for Savannah Oaks.

Off Highway 6, the site totals 1,266 acres and could add between $1.6 billion and $2.05 billion to the tax base once it’s finished.

What’s in the Plan

The site includes a 1,104-acre residential district and 162 acres of mixed-use land along the highway. Silverfin currently envisions roughly 2,688 detached homesites. The plan also includes two townhouse parcels covering about 25 acres, plus room for apartments.

Parks and open space cover more than 285 acres. Many follow creek corridors, including Alum Creek. Home styles will range from classic Southern to modern farmhouse and Texas traditional.

Zoning allows up to eight lots per acre in applicable areas. However, the city says that figure sets a density ceiling, not a homesite count. Actual lot totals still require infrastructure, planning and subdivision approvals.

Location and Growth Corridor

The property sits between Pebble Creek and Southern Pointe, just a short drive from Texas A&M University. The plan also includes a trail connection to Lick Creek Park, which spans 562 acres.

Michael Ostrowski of Grow College Station, the city’s economic development arm, highlighted several nearby projects. These include Bass Pro Shops, a sports complex and a mixed-use development from Corinth Properties. Together, he said, these projects are turning Highway 6 into a major growth corridor for the region.

Commercial Land and Amenities

The 162-acre district along the highway could accommodate shops, restaurants, offices, hotels and services. It could also include apartments and senior living. However, later approvals will determine the timing and tenant mix. The city projects $300 million to $350 million in commercial value.

Residents would have access to two amenity centers spanning about 12 acres. Plans include an event barn, a pool area and covered basketball and pickleball courts. The community would also feature two lakes and nearly 20 miles of trails. Additionally, planners have set aside 11.59 acres for a possible school, pending agreement with College Station ISD.

Zoom Out

The Brazos Valley continues to attract major capital. Our brief on a Terafab chip campus covered SpaceX, Tesla and xAI’s proposed $55 billion semiconductor site in Grimes County. The site sits near College Station, roughly midway between Houston and Austin.

Silverfin President Brantley Gwin said the company wants to create neighborhoods that fit naturally into the landscape. The vision includes green space, paths and gathering spots. Founded in 2015, the Corpus Christi firm has developed more than 50,000 acres across Texas.

Why It Matters

Large master-planned communities help Texas accommodate population growth. Hines is pursuing a similar strategy in Fort Worth. Our report on Brown Ranch said the developer plans 3,800 homes over about 12 years.

For retail and hospitality operators, the commercial acreage offers a future pipeline of space along Highway 6. However, tenants and development timing remain uncertain.

What’s Next

Silverfin aims to begin Phase 1 infrastructure in early 2027. That timeline depends on engineering, permits and market conditions. The company expects to announce its builder lineup soon.

The first model homes and move-ins are slated for early summer 2028. Meanwhile, builders, agents and commercial or multifamily players can register interest at savannahoaksliving.com.
