A global retailer and e-commerce wholesaler bought a freestanding industrial building in Santa Ana, California, for $8.59 million, according to GlobeSt.
DAUM Commercial Real Estate Services brokered the 29,932-square-foot sale, which works out to $286 per square foot.

Why the Site Worked
The property sits two miles from the 405 Freeway and less than four miles from the 55 Freeway, with John Wayne Airport and the ports of Long Beach and Los Angeles within reach.
DAUM’s Mike Barreiro said it is rare to find a nearly 30,000-square-foot freestanding building on 1.67 acres in central Orange County with dock-high and grade-level loading, ample clear height, heavy power and an oversized yard. The combination fit the buyer’s plans for a new headquarters.
A Busy but Softening Market
DAUM reported $932 million in Orange County industrial sales in the second quarter, up 158.3% from the first quarter. First-half 2026 volume reached $1.29 billion, up 36.8% year over year.
Fundamentals are softer. DAUM put overall vacancy at 6.53%, with the Airport submarket at 4.86% direct. Savills reported a 70 basis point rise to 8.9% in the second quarter, with 178,155 square feet of positive absorption, and the same pressure shows up in industrial rents elsewhere as premiums shrink.
Why It Matters
Asking rents in the county fell to $1.35 per square foot, down 4.9% from the previous quarter and 8.2% year over year. Even so, small, functional buildings in core locations continue to trade.
Barreiro said many of the best opportunities come from relationships and knowing which owners will talk before a building reaches the market.
What’s Next
About 794,640 square feet is under construction, and 260,899 square feet delivered in the second quarter. Inventory is also growing through office-to-industrial conversions such as 1 and 3 Banting in Irvine Spectrum, which adds to the supply picture for Southern California logistics investors.
