Key Takeaways

Commercial real estate brokers have spent years optimizing deal packages for human buyers. Now they’re facing a new audience: AI.

Duxre announced Tuesday the launch of AI Brief, a product designed to provide AI platforms with a verified, broker-approved version of a commercial real estate deal package. The company says the goal is to reduce errors that occur when large language models independently interpret offering memorandums and other transaction documents.

Why AI needs a better deal package

According to Duxre, buyers, tenants, and brokers are increasingly uploading offering memorandums directly into AI tools such as ChatGPT, Claude, and Gemini to accelerate due diligence. The company argues that the PDF format often creates problems for AI systems because tables, footnotes, and image-based pages can lose context during processing, increasing the risk of inaccurate or incomplete responses.

Founder and CEO Sean Fulp said the issue isn’t AI itself, but the quality and structure of the information AI receives. Fulp, who has more than 20 years of brokerage experience and has closed more than $7 billion in transactions, said inaccurate AI-generated interpretations can ultimately widen bid-ask spreads by introducing misinformation early in the deal process.

The details

AI Brief combines multiple deal documents—including offering memorandums or leasing brochures, listing information, and, when available, cash flow and assumptions files—into a single AI-ready brief. The platform reconciles facts across those documents, flags inconsistencies, calculates financial figures from source materials, and routes financial information to the property’s Argus-derived data rather than relying on an LLM to generate figures.

Before publication, brokers review and approve every section of the AI Brief. Duxre says the product also supports permission-based access, applies recipient-specific fingerprinting to each copy, and does not use deal content to train third-party AI models.

AI adoption reaches another layer of CRE

The launch highlights how generative AI is moving beyond back-office productivity into the core transaction process. Rather than replacing traditional marketing materials, Duxre is positioning AI Brief as an intermediary layer that ensures AI systems receive structured, verified information before producing investment summaries or answering buyer questions.

The product also addresses leasing workflows, where omitted information—such as operating expenses, parking ratios, tenant improvement allowances, or delivery conditions—can lead AI models to infer details that were never included in marketing materials, according to the company.

Why it matters

As AI becomes a standard research tool for investors, brokers face a new challenge: ensuring algorithms understand deals as accurately as human buyers. Products like AI Brief represent an emerging category of tools focused less on generating content and more on governing the information AI consumes before investment decisions begin.

What’s next

Duxre is offering AI Brief at no cost for listings published through its marketplace as part of its broader Broker OS platform, which also includes CRM, listing management, email marketing, and brokerage websites. The company said the strategy is designed to encourage broader adoption by allowing recipients to use AI Brief within the large language model of their choice without requiring additional software or subscriptions.
