Adam Neumann’s residential real estate brand Flow has taken a major step in expanding its South Florida presence. The company announced it will lead the development of Flow on the River, a mixed-use project on the Miami River in Brickell, after acquiring what is currently known as The River District in a $525 million deal alongside Canada Global and Yellowstone.
A Flagship Miami Move
The 6.2-acre site at 275 SW 6 St. and surrounding parcels will be redeveloped into a high-density luxury community. Plans include a 54-story tower with 632 residential units, 770 parking spaces, 39,000 square feet of commercial space, and 17 private boat slips. The acquisition also covers three adjacent parcels with rights for an additional 1,300 residential units plus hotel, office, and commercial uses totaling over 2.5 million square feet.

Portfolio Power Play
Flow on the River is part of Flow’s broader push into large-scale mixed-use projects. In Aventura, the company is building a three-tower complex with 674 apartments, 250,000 square feet of office space, and 39,000 square feet of retail. Another planned development in El Portal is zoned for 2,380 apartments. Flow also operates more than 1,000 rental units across Miami and Fort Lauderdale and will deliver Flow House Miami, a 466-unit condo project, later this year.
