Good morning. Lenders are still writing big checks on new suburban apartments, with Benefit Street refinancing 960 Greystar units across Austin and DFW. Outer metros like Georgetown and Leander, up over 50% since 2020, keep filling as construction slows.

For US farm, ranch and small business owners.

Airlines hedge fuel. Food companies hedge crops. For decades, protecting a business from outcomes it can't control took a broker, a trading desk and an order size most owners never had.

Kalshi opens hedging up to small businesses. Pick the outcome that would hurt you, like a fuel spike, a heat wave, a new tariff or a rate hike, and take a position on it, starting at a few dollars. If it happens, the payout offsets the hit. If it doesn't, the contract expires and the good month was the point.

A California goat herder and a Maryland tea company already do it, and CNBC, Reuters and The New York Times have covered businesses hedging on Kalshi.

Kalshi is a federally regulated exchange.

$117M Refinancing Signals Confidence in Texas Multifamily

A private investor secured $117.3M in refinancing for three newer Texas apartment communities, signaling continued lender appetite for multifamily assets despite elevated supply levels.

The deal: Benefit Street Partners provided floating-rate, interest-only financing for a 960-unit portfolio across the Austin and Dallas-Fort Worth metros. Walker & Dunlop arranged the transaction, which covers properties completed between 2021 and 2022.

Portfolio breakdown: The refinancing includes three suburban apartment communities:

  • Latitude Magnolia: 336 units in Aubrey, within the DFW metro.

  • Aven Ridge: 312 units in Leander, north of Austin.

  • Austin Avenue: 312 units in Georgetown, also north of Austin.

Supply slowdown: Texas remains a national leader in apartment construction, but deliveries are cooling. Dallas completed 12,108 units in H1 2026, down 37% from a year earlier, while Austin delivered 6,388 units, a 63% decline. Both markets remain among the top five nationally for new apartment supply.

Lending momentum: The transaction follows Benefit Street Partners' $103M bridge loan in August for 864 apartments across Austin and San Antonio. The back-to-back deals highlight continued financing activity for recently developed Texas multifamily properties, even as the markets work through a wave of new supply.

➥ THE TAKEAWAY

A shifting landscape: With apartment construction slowing and lenders continuing to finance newer properties, Texas multifamily could be entering a more favorable phase. Investors will be watching whether easing supply pressures translate into stronger occupancy, rent growth, and refinancing opportunities.
