Altrio's AI Sourcing Agent Scans Broker Listings for Buyers
  • Altrio launched a Sourcing agent that continuously searches thousands of listings from dozens of brokerages and adds those fitting a firm’s buy box to each user’s personalized opportunity list.
  • Listings are scored on asset class, geography, size, price range and custom criteria, and appear in the same format as deals captured by Altrio’s Inbox agent, with dozens of filters.
  • The agent rolls out to Altrio Pro and Enterprise customers at no added cost, and Altrio says it lets teams screen hundreds of deals a week without adding headcount.
Key Takeaways

Altrio has rolled out an AI Sourcing agent that watches brokerage websites for new listings and drops the ones fitting an investor’s criteria straight into a personal deal list.

The Toronto-based software firm announced it Oct. 20, and it works alongside the company’s Inbox agent so acquisitions staff can review listed and emailed deals in one place.

How Teams Source Today

Altrio describes a fragmented process. Teams save searches across multiple brokerage sites. They also set reminders to call brokers. Sometimes, they manually enter deals into a tracker.

According to Altrio, this approach can cause teams to miss good listings. The outcome may depend on who checked the market that week. A continuous search aims to solve that problem.

How the AI Sourcing Agent Works

Instead of relying on saved searches and email alerts, the agent scans brokerage sites continuously. As brokers post listings, the system scores each one against the firm’s targets. These include property type, location, size and price, plus custom requirements. According to Altrio, the agent filters out listings that do not fit.

Each user gets a list based on their own criteria. They can also view the firm’s full list with one click. The system flags new opportunities, too. Users can then review each deal with a single click. They can send it to the pipeline with details already filled in or pass on it.

One View of Deal Flow

The new agent builds on Altrio’s Inbox agent, which launched in August. That tool pulls deals from emails and reads messages, brochures and OMs. It then scores each opportunity against the firm’s buy box, per Altrio. Now, both feeds use the same format.

Users can filter the combined list by dozens of fields. These include sector, submarket, asking price, cap rate, size, vintage and occupancy. As a result, Altrio says teams can review hundreds of deals each week without hiring more staff.

In August, we covered the launch of Altrio Pro. The platform ranks emailed opportunities against a buy box.

Data Model and Controls

Altrio says it has refined its data schema over seven years with CRE practitioners. The system maps listings across thousands of fields. It also labels rent figures as monthly or annual and gross or net. This helps users compare online listings with deals received by email.

Altrio also outlines several governance controls. The platform logs each deal once for the firm. Permissions limit access, while audits track agent activity. In addition, Altrio says it keeps customer data out of AI training.

Why It Matters

Altrio CEO Raj Singh described a key tension. Investors want maximum deal exposure, but a wider search can bury the best opportunities among hundreds of poor fits. Singh said the Inbox agent made broker-email screening nearly free. Now, the new agent extends that benefit to listings across dozens of brokerages.

Meanwhile, AI is changing the seller side, too. We covered how Duxre’s AI Brief gives brokers a verified summary of deal packages for AI tools. Together, these products show how buyers and brokers are rebuilding their workflows around AI.

Availability

Altrio plans to roll out the agent to all customers in the coming weeks. The company will not charge extra for the tool on Altrio Pro or Enterprise.

New users can start a 30-day Altrio Pro trial without a credit card. Enterprise prospects can also book a demo.
