Altrio is taking aim at one of the more stubborn workflows in CRE acquisitions: screening the steady stream of deals arriving by email. The Toronto-based real estate technology company launched Altrio Pro, an AI-powered product that captures incoming opportunities, extracts deal information, and ranks investments against a firm’s buy box.
The launch comes alongside a broader branding shift. Altrio’s existing institutional platform, Origin, is now Altrio Enterprise, creating two entry points into the same underlying technology.

From inbox to CRE acquisitions pipeline:
Acquisitions teams routinely receive broker emails containing offering memoranda, rent rolls, trailing financial statements, and other documents that analysts must review before deciding whether a deal deserves attention. Altrio Pro aims to automate that first screening layer rather than requiring teams to manually enter every opportunity into a CRM or pipeline.
According to Altrio, users can connect a Gmail or Outlook inbox, establish approved senders, and define their investment criteria in less than five minutes. The software then monitors incoming deal flow and creates structured records without requiring users to forward or open individual emails.

Altrio Pro extracts information including asset class, geography, pricing, and other metrics from emails and attached documents. It scores each opportunity against a firm’s predefined buy box, allowing acquisitions teams to rank potential investments before conducting a full review.
Users can move promising opportunities into a shared pipeline organized by stage, property sector, team member, or other criteria. They can also query deals in plain English, including asking why an opportunity received a particular score or how its metrics compare with previous deals.
The platform retains information from deals a firm passes on, feeding those records into a searchable comparables database. That could turn years of inbound deal flow into proprietary market intelligence rather than leaving the information buried in inboxes and PDFs.
Building institutional AI into deal screening:
The launch reflects a broader push to insert AI earlier in CRE investment workflows, where firms have historically relied on analysts to collect and normalize information from inconsistent source documents. The potential efficiency gain isn’t simply faster document review; it’s prioritizing which opportunities receive human attention.
Origin Investments is among the firms using the new capabilities. Managing Director Dave Welk said the combination of inbox connectivity and buy-box criteria helps the firm surface relevant listings, extract key information, and quickly move opportunities into its active pipeline or pass on them.
Altrio says Pro operates within the permission and audit framework used by its institutional platform, with user-level access controls and audit logging. The company also says customer data isn’t used to train AI models.
Why it matters:
CRE firms have spent years building databases of transactions and contacts, but a meaningful share of actionable deal flow still starts as an email from a broker. Automating that gap could make the inbox a structured source of investment data while giving firms a more complete record of deals they pursued and rejected.
For investment teams, that makes AI less of a standalone tool and more of a layer within existing acquisition workflows. If automated extraction and scoring prove reliable, professionals could spend less time organizing inbound opportunities and more time underwriting deals that match their strategies.
What’s next:
Altrio Pro is available as a standalone product with a free trial, while firms needing broader workflows, portfolio management, and compliance controls can use Altrio Enterprise. Existing Origin customers will remain on the same platform under the Enterprise name, with no changes to contracts, service, or contacts, according to Altrio.
Pro customers can also upgrade to Enterprise while retaining their deal history, pipeline, and buy-box settings. The bigger test will be whether AI-driven screening becomes reliable enough for investment teams to trust it as the first filter on growing volumes of CRE deal flow.
