What Citi Saw in the Filing

Citi Research noted that OZK signed the modification Sept. 30 and IQHQ signed Oct. 1, yet it took effect Aug. 26. The original maturity date had already passed.

In the analysts’ view, that timing points to a last-minute agreement to avoid default. They called the extension “a brief forbearance period” rather than a long-term solution.

A Struggling Life Sciences Project

The $1.6B Research and Development District, known as RaDD, began construction in 2021. The 1.7M SF life sciences project was completed in 2024 without any tenants in place, and IQHQ has had trouble filling it.

The bet has weighed on investors. Six registered funds with $707M allocated to IQHQ marked down their positions in the second half of 2025.

The Bank’s Response

Bank OZK Chief Communications Officer Michelle Rossow told Bisnow that short-term extensions routinely occur in complex transactions while parties finalize documents for longer-term extensions.

On the second-quarter call in July, President Brannon Hamblen said the bank was talking with IQHQ and a mezzanine lender about a multiyear extension and recapitalization. Terms were not fully developed, he said.

Why It Matters

The loan is a test of how a regional lender handles an empty life sciences property when borrowers cannot refinance. Citi’s note suggests the two sides had not reached agreement on an extension or refinancing before the original date passed.

OZK is a heavy construction lender, and its decisions are watched closely. The bank has already capped loan sizes as it manages its exposure.

What’s Next

The amended maturity of Oct. 9 arrives before Bank OZK’s third-quarter earnings call on Oct. 21, where executives will have to give some update on the loan. Hamblen said in July he hoped to have more to report then.

Watch for whether the bank announces a multiyear extension, a recapitalization or a different resolution.
