Despite low absolute prices, Cleveland’s housing market is heating up, with median home values increasing 4.6% year-over-year—well above the national gain of 0.9%. Inventory remains constrained, with active listings up just 0.5% from a year ago, the lowest rate among major Midwest metros.

Local incomes also support strong demand. The average income reaches $76,912, which exceeds what buyers need for a median-priced home. This affordability gap continues to draw interest from buyers.
Midwestern Affordability Stands Out
Affordable housing is not limited to Cleveland. Cities like Pittsburgh, Philadelphia, and several Midwest metros offer prices below the national median of $429,259.
