Corporate Migration Shapes Plano’s CRE Landscape
JLL is marketing three office buildings totaling 706,395 SF at Plano’s Legacy Central, according to The Real Deal. Samsung Electronics recently designated one building as its new North American headquarters. Samsung plans to relocate operations from New Jersey this year.
Legacy Central formerly housed Texas Instruments, but its tenant base has expanded significantly. Freddie Mac, Nokia, and Korea-based Cheil now occupy space across the campus. JLL says the property also received a $114M renovation completed in 2021.

The Details
The portfolio includes three fully leased buildings within the broader 85-acre Legacy Central campus. Samsung anchors the portfolio at 6625 Excellence Way. The three buildings total 706,395 SF and offer investors a strong long-term lease profile.
Samsung already operates there and expects to complete its headquarters transition by year-end. The broader campus also houses several established corporate and global tenants. Combined with recent upgrades, that tenancy could provide stable institutional-grade cash flows for a buyer.
Texas Triangle’s Corporate Magnetism
Plano continues attracting institutional and foreign capital targeting fast-growing Texas markets. Recent corporate investments have strengthened confidence in northern Dallas suburbs.
JPMorgan recently provided $400M in financing for AT&T’s new Plano headquarters, reinforcing institutional confidence in the market. AT&T is developing a 54-acre campus with a major communications tower nearby.
The Dallas Stars are also exploring a new Plano arena and entertainment district. These projects could increase demand for Class A offices and surrounding amenities. Texas continues drawing headquarters and expansions from domestic and global companies.
Why It Matters
Legacy Central offers investors exposure to several drivers shaping modern trophy office demand. These include strong markets, major credit tenants, and substantial property upgrades. Dallas-Fort Worth office vacancy reached 24% in Q1 2026, according to CBRE.
However, well-leased suburban properties like Legacy Central continue attracting investors and supporting stronger valuations. Samsung’s relocation also brings its headquarters closer to major Austin operations. This clustering can strengthen leasing, retail activity, and redevelopment across surrounding districts.
For Plano, each major relocation supports talent growth and strengthens institutional investor interest. That matters as high rates and sluggish urban leasing pressure offices. The market could become an important test for suburban office resilience nationwide.
What’s Next
Samsung expects its Plano headquarters to become fully operational by year-end. Investor demand for high-quality suburban Dallas offices could remain strong afterward. Competition may focus on renovated properties with long leases and global credit tenants.
Plano’s expanding corporate base could also support CRE values through 2027. The Legacy Central sale will provide an important valuation benchmark. Investors across Texas and other growth markets will likely watch the outcome closely.
