HUD enrichment adds year built, total units, inspection scores and subsidy flags. A source map traces every rent back to the listing it came from.

Automating the Rent Comp

Multifamily rent comparables have traditionally been assembled by hand across multiple listing sites. PRISM automates that work at national scale and keys the cleaned data to a single identifier per property.

Clients can pull it through a REST API, bulk data feeds or an MCP server built for AI workflows. CEO Michael Haas describes it as a benchmarking dataset that shows what the market is asking, unit by unit, so appraisals, underwriting and market studies can move at the pace of a team’s own workflow.

Why It Matters

Rent comps sit underneath appraisals, underwriting and lender reviews, and the manual process slows all three. Unit-level data also helps explain gaps like the $891 rent gap between neighboring Dallas submarkets.

The MCP server fits a wider push to connect housing data with AI tools, the same direction behind housing AI investment. PRISM reflects advertised rents and does not provide pricing recommendations, so it works as a benchmark rather than a record of signed leases.

What’s Next

PRISM is in early access, and API trials are available by request. It extends CRED iQ’s coverage beyond securitized markets (CMBS, SASB, CRE CLO and GSE/Agency multifamily) into the broader rental universe, built on the API-first architecture the company has used since 2019.
