- CommercialCafe ranked 131 U.S. metros on nine logistics indicators, weighting growth most heavily, and placed Bakersfield first, with six of the top 10 metros in California’s Central Valley.
- Logistics jobs outpaced population growth in 127 of the 131 metros, and Dallas-Fort Worth added the most workers, more than 121,000, the only metro to clear 100,000.
- Several boomtowns grew through firms and workers more than buildings, and Los Angeles added logistics businesses quickly while building almost nothing, pointing to space-light operators near ports.
Bakersfield, Calif., ranks first among U.S. industrial boomtowns, according to CommercialCafe’s study of 131 metros.

How the Ranking Works
The study scored metros above 400,000 residents on nine measures: logistics jobs, wages, new businesses and industrial property. Growth counted for the most.
Demand is healthy. Q2 2026 e-commerce sales totaled $340.2 billion, a 12.2% annual gain that lifted online’s slice of core retail to 20.2%, its best showing since 2020. Container imports in August came to 2.6 million TEUs, the third-busiest month ever, and e-commerce, imports are reshaping the industrial market, as another recent brief detailed.

Bakersfield Takes the Top Spot
Bakersfield alone cracked the top 10 nationally on each of the three most heavily weighted categories. It ranked third for growth in logistics workers per resident, up 88% on 13,776 added jobs, and third for business formation, where establishments rose 91.3% between 2018 and 2023. Logistics accounted for 7.4% of local employment in 2024, sixth-highest.
Buildings lagged people and firms. Deliveries since 2021 amount to just 13.4% of inventory, 50th nationally, and logistics wages run 15.7% above the local average.
Central Valley Dominates
Fresno placed third. Its logistics company count jumped 124.6% from 2018 to 2023, the largest increase of any metro studied. Stockton, where Amazon arrived in 2013, saw a 118.6% rise and has the second-highest industrial space per 1,000 residents.
Visalia has the smallest population among the Valley’s top-20 entries, yet its logistics workers per resident climbed 97.2%. Recent additions include a UPS ground hub, a 1.2M SF Amazon fulfillment center and a 115,000 SF AGCO parts center that opened in September 2026.
Texas, Nevada and the Inland Empire
Dallas-Fort Worth gained 121,063 logistics jobs from 2014 to 2024, more than any other metro and the only one above 100,000. Deliveries since 2021 equal 19.3% of inventory, and AllianceTexas recorded 1.1 million-plus intermodal rail lifts in 2024. Brownsville, helped by border trade, nearly doubled its workers per resident, up 95.1%.
The Inland Empire, ranked second, leads the top 20 in logistics’ share of jobs with 8.3%. In Las Vegas, logistics employment more than doubled, and deliveries since 2021 equal 28.8% of inventory, the highest among Western metros in the top 20.

Why It Matters
The study separates boomtowns that kept building from those that grew without it. Las Vegas and Visalia paired job growth with fresh construction, while Charleston and Cape Coral-Fort Myers built the most, at 33% and 30% of existing space, without matching job gains. That builds on the industrial construction pipeline growth seen nationally.
Los Angeles shows another path. Its count of logistics firms rose 47.9%, the eighth-largest gain, with deliveries equal to only 3.4% of inventory, which suggests brokers, carriers and last-mile operators that need little space near the ports.
What’s Next
Small-bay space is already scarce in Fresno, where smaller logistics firms keep arriving. Watch whether Central Valley construction picks up, and whether Nevada’s planned I-15 widening toward the Apex Industrial Park extends the Las Vegas run.
