Part Of A Landmark Transformation
The Mallory will become the first tenant at Terminal Warehouse, a full-block adaptive reuse project stretching from 11th to 12th Avenue and 27th to 28th Street. Originally a 19th-century freight terminal, the property is now undergoing a major transformation into a mixed-use campus. In addition, it will feature 12 office floors built around a central courtyard, offering a blend of historic character and modern design. Conveniently located just steps from the High Line, the project is being designed by acclaimed architecture firm CookFox.
Events On The Rise
CHG reports a 165% increase in demand for event venues over the past two years, largely driven by corporate planners and social organizers seeking unique, high-production-ready spaces. Moreover, with hybrid work continuing to change how companies use office space, offsite meetings and built-in amenities like conferencing venues are becoming increasingly attractive to tenants.
CHG’s Expanding NYC Footprint
The Mallory will be CHG’s 18th location in New York City and part of its expanding global portfolio across nine cities. Additionally, recent NYC venues include:
- A 72K SF Convene space at 30 Hudson Yards (largest by capacity)
- A 73K SF venue at Brookfield Place (largest by square footage)
- A new SoHo location at the Scholastic Building
The Competitive Landscape
Just south of Terminal Warehouse, RXR’s Starrett-Lehigh Building recently opened a 50K SF event space. The launch signals growing demand for premium hospitality infrastructure. It also reflects the rising appeal of event venues within mixed-use developments.

Why It Matters
The launch of The Mallory clearly signals how developers are increasingly turning to experiential, hospitality-driven amenities to attract tenants and activate large-scale projects. In particular, as hybrid work continues to reshape real estate demand, curated event spaces are not only becoming key differentiators but also emerging as valuable revenue drivers for Class A properties across New York City.
