Billionaires Lead Office Migration
According to Bisnow, South Florida is seeing a wave of corporate relocations as executives and billionaires move to the region. Many leaders are shifting both their personal residences and business operations to the area.
From January to February 2026, at least four companies moved their headquarters to South Florida. Those companies include Palantir, Trinity Investments, GFL Environmental, and D-Wave.
In many cases, the moves followed major home purchases by the companies’ leaders in the region. Their personal relocations helped drive the decision to shift corporate headquarters as well.
Office Market Momentum
The influx of ultra-wealthy residents, many seeking tax advantages, is fueling a surge in South Florida office demand. More than 74 companies moved their headquarters to Florida between 2020 and 2025, the most of any state. The South Florida office market is benefiting as C-level executives increasingly choose to base both homes and headquarters in Miami and nearby cities. Similar migration trends have reshaped other major markets, including Texas, where corporate relocations have strengthened its reputation as a major business hub.

Why Executives Choose South Florida
Business-friendly tax laws, year-round warm weather, and recent state actions—like eliminating taxes on commercial leases—are key factors driving corporate relocation. Miami’s status as an easy place to do business, backed by ambitious marketing campaigns from industry leaders like Stephen Ross and Ken Griffin, is solidifying the region’s appeal as a corporate hub.
Ongoing Investor Activity
Major developments are underway to keep pace with demand. Griffin and Ross are building millions of square feet of new South Florida office space, including a 54-story Brickell tower and 1M SF in West Palm Beach. This investor push is expected to attract continued headquarters migration, with more West Coast executives considering the region for relocation in response to new tax pressures in states like California.
