Developer Comstock is turning the area around Reston Metro into a vibrant, walkable hub called Reston Station, reports CoStar. Located just 40 minutes from Washington, DC, the project blends transit-oriented development with premium office space, multifamily housing, luxury hospitality, and retail.
So far, Comstock has delivered five office towers, retail space, and apartment buildings, with anchor tenants like Google, ICF, and Carfax. A major milestone came with the completion of a JW Marriott hotel and condo complex, which opened in September 2025.
Reimagining Office Demand
Reston Station is positioned as a response to evolving workplace dynamics. CEO Chris Clemente says the project is designed to help companies attract employees back to the office by offering more than just a workspace—it’s a live-work-play ecosystem.
Despite broader market headwinds—including a 17.4% office vacancy rate in the DC region—Reston Station’s leasing activity has stayed positive. According to CoStar, the Reston market saw net positive absorption of 75K SF over the past year, while office rents ticked up 2%.
