Music Office Project Moves Forward

The Real Deal reports that Pitbull, in partnership with Rilea Group, plans to build new headquarters for his Mr. 305 music firm in Miami’s Wynwood neighborhood. The project is set for 25 Northeast 28th Street, the site of one of the rapper’s former childhood homes.

The proposed eight-story building will span 11,200 sf, including 9,700 sf of music office space. Designed by Deforma Studio, the building will not include any parking, citing Wynwood’s walkable character. The project requires a zoning waiver and final approval from the city’s zoning administrator after review by the Wynwood Design Review Committee.

Site Offers Personal and Urban Significance

The project will replace a 700 SF home built in 1927, which the city has approved for demolition. Rilea Group noted the property’s personal significance to Pitbull. The team also plans to redevelop the site as Wynwood continues to transform and grow. Recent deals and development activity across the neighborhood show how quickly demand for space in Wynwood continues to rise.

To build higher than the allowed five stories, Rilea will contribute cash to the Wynwood public trust fund. In return, the developer will receive development bonuses that allow additional height. The project also supports Wynwood’s shift toward mixed-use, walkable development.

Wynwood Developments Continue

Adjacent to the planned music office, Rilea is developing the Mohawk at Wynwood, a mixed-use project with residential lofts. Rider Residences, a luxury 12-story condo building with 146 units, is also underway on the same block, further shaping Wynwood’s urban landscape.
