Construction Launches on Major Speculative Site
Bisnow reports that work has officially begun on IAC Pleasant Run, a speculative industrial warehouse project in Lancaster, Southern Dallas County. Krusinski Construction Co. is developing the 727K SF, two-building facility for IAC Properties, with architectural services provided by Ware Malcomb and civil design by Kimley-Horn.
The project covers nearly 53 acres and will include a sizable detention pond. It’s the third and largest Texas development Krusinski has delivered for IAC to date and is set for completion in the first quarter of 2027.
Project Details and Features
The main building will be approximately 458K SF on 32 acres at 1740 N. Jefferson St., with more than 5,200 SF of speculative office space and 84 dock doors. The second building will total over 269K SF on a 15-acre site at 511 E. Pleasant Run Road, containing nearly 3K SF of speculative office and 43 dock doors.
Key upgrades include enhanced wall panel finishes and expanded storefronts. Decorative entry canopies are also planned to attract top-tier industrial tenants in Dallas’s growing distribution corridor.
