Expansion Plans Underway
Flexential wants to grow operations by acquiring a nearby office building next to its existing data center in Peachtree Corners, reports Bisnow. The property, located at 2755 Northwoods Parkway, spans 48K SF and is currently under contract pending local government approval. Flexential already operates a data center next door; now, it plans to further expand by transforming the adjacent building into a new data hall facility.
The Property Deal
Clovelly Fund, the current owner, is selling the building to Flexential, according to Clovelly principal Charles Beard. The sale price has not been disclosed, but Beard said the building attracted multiple offers due to tight market supply. Buyers are drawn to single-story flex and shallow-bay spaces because of their versatility for a wide range of users.

Named ATL 07, the new facility will include a 30K SF data hall designed for retail colocation clients, not AI applications. Flexential plans to install four air-cooled chillers and use a closed-loop water system to maintain energy-efficient operations. The infrastructure supports workloads with power densities under 150 watts per square foot, excluding high-powered AI computing environments.
Zoning And Market Context
Peachtree Corners requires special use permits for new data centers within light industrial areas under updated zoning rules from 2024. The City Council will review Flexential’s application and vote on the ATL 07 project on December 19. Across metro Atlanta, demand remains strong for shallow-bay and flex industrial spaces as supply continues to tighten.
