Amazon’s Record AI Data Center Investment
According to CoStar, Amazon has announced plans to invest $200B in real estate and equipment this year, with a major focus on AI data centers supporting its AWS cloud-computing business. The investment far exceeds recent capex estimates from competitors Microsoft, Meta, and Alphabet. All four firms are projected to spend as much as $640B combined on real estate and AI networks in 2026.
AI Data Centers Drive AWS Growth
Chief Executive Andy Jassy credited “strong demand” for AWS and new AI-related opportunities for the record spending. Most of Amazon’s investment targets building and upgrading AI data centers, such as Project Rainier in Indiana, now fully operational in partnership with Anthropic. Over the past year, AWS has added 3.9 GW of computing power and aims to double its capacity by 2027 to meet rising demand for cloud and AI solutions. This expansion follows a pattern of strategic real estate moves, including acquisitions in California markets to strengthen regional infrastructure.
Boosting Delivery and Fulfillment
Amazon is leveraging AI data centers to increase efficiency in its fulfillment network and speed up deliveries. The company converted rural delivery stations into “hybrid hubs,” allowing faster, more localized distribution. In 2025, Amazon delivered almost 70% more same-day packages than the previous year, supported by the expanded Amazon Now service and fast grocery delivery in over 2,300 US cities. AI continues to shape technology investment as both a driver of infrastructure demand and a tool to accelerate logistics performance.
